This particular project had a problematic site that included multiple planning difficulties and a watercourse running through it. A number of options for the site were put forward including residential, office, retail and leisure uses; each one explored the flood risks that could occur from the watercourse and presented a design proposal to deal with them while ensuring minimum impact on the site. The proposals allowed the client to talk with confidence to potential tenants while the coherent planning strategy opened up negotiations with the local authority.
